Archbishop Iakovos Senior Residence

Representing HANAC’s first new housing initiative, The Archbishop Iakovos Senior Residence in Astoria, Queens, is a permanent rental building for low to moderate-income seniors. Funding for the initial construction of this project was provided by a HUD Section 202 grant in 1991. The project contains 100 apartments and includes amenities such as a laundry room, parking lot, garden and recreation community space.

As a result of the “Affordable Housing for Seniors and Families Act 2000, HUD 202,” buildings with HUD loans are now eligible to prepay the loans and to refinance that existing debt with financing more advantageous to the project. HANAC recently took advantage of this opportunity in 2011, and refinanced the property utilizing bond financing and low-income tax credits made available through the New York State New Bond Issue Program by the NYS Division of Homes & Community Renewal. Proceeds from the refinancing were used in 2012 to renovate the property’s interior and exterior and improve the building’s energy efficiency by 20 percent.

To further assist the residents, HANAC operates an on-site senior center that offers meals, social services, recreational programs and transportation services that are also available to the residents of the nearby community. HUD also funds an on-site Service Coordinator who supports the needs of residents by coordinating their social service needs and providing them with information and referral services as needed.

George T. Douris Tower

The George T. Douris Tower, which opened in October 2009, is a fifteen-story, 184 unit apartment building. It includes an on-site management office, a community room, an exercise room, a library, a crafts room, music and computer rooms, outdoor patio areas, a roof garden and a social service office to assist residents.

The George T. Douris Tower is funded through a combination of low-income housing tax credits, tax exempt bond funds and grants from the New York State Department of Housing and Community Renewal, New York City Council capital grants, as well as grants from the Federal Home Loan Bank of New York, Enterprise Community Partners, Citigroup, and NYSERDA.

HANAC PCA Senior Residence

This $24M senior housing project was developed in partnership with the Presbyterian Church of Astoria (PCA). It is a six-story building with 66 units of studios and one-bedroom apartments. The facility also offers other amenities including a parking lot, recreational garden, indoor community spaces, and office space for an on-site coordinator of senior services.

Funding for this project was made possible by a combination of HUD 202 Capital Grant dollars, Low Income Housing Tax Credits, financial support from the Queens Borough President, Helen Marshall, former State Senator George Onorato, the Federal Home Loan Bank, and HOME federal housing funds administered by the NYC Department of Housing Preservation and Development.
